Frequently Asked Questions & Info - 2020 Dues Increase

Dear Pinewild Property Owners:

Thank you for your thoughtful questions and comments regarding the letter and information you’ve received this week regarding the proposed dues increase.

 

We want to ensure that you are fully informed and have as many resources as possible to understand why this initiative is important to the future of Pinewild. As such, we plan to provide you with regular email updates, answering “Frequently Asked Questions” (FAQ) submitted by you.

 

Additionally, we have prepared a short video, explaining why this increase is needed and how you can support this initiative.

Here are a couple of FAQ about the dues increase for 2020:

 

Why do you keep calling it an assessment instead of “dues”?

The terms can be used interchangeably, but the CC&Rs define the annual payment to the PPOA as an “assessment.”   So, we are using the language that is cited in the CC&Rs.  When we say “assessment,” all we mean is “dues.”

 

Is a “yes” vote for a one-time increase of $240, or is it a vote to increase the dues by $240 each year?

  • The proposed increase will be added to our dues/assessment base beginning for 2020.  Once this $240 is included in the base amount, it will be carried forward in the base amount for future years, and the amount of the increase in dues/assessments in future years will be limited to the lesser of 5% or the CPI, as required by our CC&Rs.
  • This $240 increase should continue to keep Pinewild in the “middle of the pack” when compared to dues that are assessed by the other private communities in Moore County.  (See the graph include in the letter mailed on April 24, 2019 and on the Pinewild web site.)

Annual Assessment Adjustment for 2020

Dear Pinewild Owners: 
 
Within the next day or so, you should receive a letter in the mail from the Pinewild Property Owners Association Board of Directors regarding a proposed assessment (dues) increase.  We hope you take the time to review the letter in its entirety.

Dear Pinewild Residents 
 
The PPOA Office would like to provide you with a few reminders, regarding the upcoming 2018 PPOA Election, along with some reminders from the Pinewild Country Club.
 
 
2019 PPOA Board of Directors Election:
 
The April 11th deadline for submitting applications to serve on the Board of Directors for the Pinewild Property Owners Association is fast approaching.
 
There is no better way to be involved in the operations of Pinewild and the decisions that impact the future of our community than to serve on the Board of Directors.  We encourage you to consider whether you’re willing to serve in this capacity.
 
The candidate resume form is available at www.pinewild.org under the “Information and Announcements” link in the “Members” dropdown menu.  You also may request a copy of the form by emailing the PPOA office at ppoaoffice@centurylink.net.

From the Pinewild Country Club
 
The following is a memo with some reminders and additional information from the Pinewild Country Club:

With the active spring season soon upon us, the County Club would like to take this opportunity to remind all members and residents of some long-standing policies related to use of the Club Facilities within the beautiful Pinewild Community. Again, recreational facilities are available to Members of the Club only, as well as appropriately registered guests.
 
  • All play must be registered with the Golf Shop prior to any access to the Golf Courses or Tennis Court. This includes all of the courses (the Magnolia, the Holly, the 3-hole Challenge, as well as the par-3 Azalea).
  • Only registered Private Carts, and Club-Owned Carts may be used on any of the Club Golf Facilities. Please also note that only Full and Club Members are eligible to participate in certain Private Cart Programs.
  • It is requested that cart and automobile drivers alike, exercise extreme caution when driving on, or crossing, the streets within the community. 
  • The Club facilities are available for designated uses only. No walking, No dogs, No bicycling, No jogging, or other unauthorized activities. There are various reasons for this long-standing policy, a very important one being personal safety.
  • When utilizing the Club facilities, it is requested that appropriate and approved attire be worn. This includes the Practice facilities at the Driving Range area. 
  • The Pool Facility is scheduled to open May 17th. This facility continues to be available to registered Members of the Country Club only, as well as their accompanied Guests.

2019 PPOA Election of Directors - Candidate Filing Period

Dear Pinewild property owners:
 
The election for three seats on the Board of Directors of the Pinewild Property Owners Association (PPOA) will be held on May 16, 2019.  You will be receiving additional information about this election meeting within the next month.
 
In preparation for this election, the 2019 PPOA Nominating Committee is reaching out to property owners who might be interested in running for the three open seats.  Any property owner in Pinewild is eligible to run for the Board; you do not have to be a member of the Pinewild County Club to serve on the PPOA Board of Directors.
 
If you have a desire to get more involved in your community, we encourage you to consider running for this Board.  Information about service on the Board follows.

Pinewild - Phase V - Update and Information

Dear Pinewild Owners and Residents:
 
Pinewild Project Limited Partner (PPLP) has submitted plans to the Village of Pinehurst related to the development of Phase V in Pinewild.  We indicated to you at the November 2018 Budget Ratification Meeting that we would let you know more as we learned more.
 
The plans submitted to the Village are posted on the PPOA web site (pinewild.org), in the Phase V section of “Information and Announcements.”  https://www.pinewild.org/news-and-announcements/
 
These plans currently are being reviewed and assessed by the Village of Pinehurst's Technical Review Committee (TRC). This review process will continue until the submitted plan meets all applicable codes/regulations for the Village. At some point, there will be a public hearing before the Village’s Planning and Zoning Board. We will advise you when the date of that hearing has been established.

If you have any questions about these plans, please send your questions to amy@casnc.com.  We then will compile them and forward them to the Village.
 
As we continue to follow the potential development of Phase V, we will provide you with any additional updates or information regarding this matter.

Pinewild Country Club - Charity Social - Open to All Pinewild Residents

Coyote Sightings in Pinewild - December 2018

Dear Pinewild Owners & Residents:
 
Some Pinewild residents have contacted the PPOA Office noting that they have seen coyotes in Pinewild and questioning what can be done.  PPOA does not have the means to handle the removal of coyotes within Pinewild. When there is perceived imminent risk and depending on the severity of the situation, Animal Control (910-947-2858) or 911 should be called. Also, please notify the PPOA Office so that we stay abreast of the situation.

Update from Power Outage Committee

The following is from the PPOA's Ad-Hoc Committee researching issues relating to power outrages in Pinewild:
 
Dear Pinewild Owners and Residents: 
 
The PPOA Board of Director's ad hoc committee addressing the localized electrical power outages experienced during the recent hurricanes is submitting this brief update and request to the Pinewild residents.
 
We have received approximately 50 responses regarding power outages during the last two storms as well as communication difficulties/ specific situations with our power provider. The goal of this committee is the collection of pertinent information and to identify the major issues concerning power outages in the Pinewild community. The findings will then be submitted to the PPOA Board for their evaluation and for the power provider to hopefully improve power distribution service in Pinewild.
 
We need ALL the information we can gather concerning the last two storm power outages, whether you had limited outages, no outages, or major outages. We also need your personal communication issues with Duke Energy. Thank you to those who have submitted your information. For those who have not, PLEASE send your information, including information as to whether or not you have a generator to: Chuck Marrale at chuckmarr@nc.rr.com.

PPOA - Establishment of Power Outage Survey Committee

Dear Pinewild Owners and Residents: 
 
The PPOA Board of Directors has formed an ad hoc committee to address the localized electrical power outages that some Pinewild residents experienced during the recent hurricanes. This Power Outage Survey Committee will investigate the scope and potential causes of such outages. During hurricane Florence, for example, some homes in Pinewild were without power for up to 55 hours, while other homes on nearby streets, or on the same street, never lost power.

Storm Clean-up - Trash Service and Other Updates

Dear Pinewild Residents:

We hope you all have fared well through the storm. It does seem like we have been fortunate enough to miss the worst of the storm.

Our maintenance team will begin our clean up efforts to get as much debris out of our streets as possible, and our gate arms have been put back up at all the gates. I am glad to report that our maintenance team was able to promptly remove any large limbs or trees that obstructed our roads throughout the storm, so all roads are passable, if not messy. If you see a member of our maintenance staff, be sure to tell them a word of thanks for their work over the weekend.
